Payment Terms

  6. On completion of Plastering and Flooring 10%

  1. All the Payments should be made in the name of “SRJ CONSTRUCTIONS” through cheque/ DD / pay-order/ wire transfer only and the original receipt (duly stamped & signed) should be collected by the customer without fail.
  2. Registration Fee, Stamp Duty, Sales Tax (VAT), Service Tax and any levies imposed by State/ Central Government and Local Authorities are extra and shall be borne by the customer as applicable at the time of Registration of the Sale Deed.
  3. In case any increase in the rate of said taxes during the construction period and before handing over of the possession of Villa, the same shall be levied and the differential amount if any shall be borne by the customer only.
  4. A villa is deemed booked only on receipt of 5% of the villa cost.
  5. We will collect Rs. 50,000/- towards corpus fund & Rs. 50,000 towards Club Membership at the time of registration.
  6. The buyer shall pay Rs. 24,000 towards one year’s subscription for annual maintenance at the time of handover of the villa.
  7. Price mentioned above subject to change without any prior notice.
  8. We do not permit changes in the structural and or architectural design of the villas. However, we could incorporate minor internal charges at extra cost
  9. For buyers opting for home loans, we will execute the Agreement of sale on receipt of 20% of the unit cost and the Sale Deed on receipt of 60% of the unit cost.
  10. For those who opt to pay from personal funds, we will execute the agreement of sale on receipt of 60% of the unit cost and the sale deed on receipt of 100% of unit cost. The construction activity in such cases would be carried out as per given schedule.
  11. The price mentioned does not include modular kitchen, bedroom cupboards/ cement shelves or false ceiling.
